WHAT IF I AM LATE WITH A PAYMENT?

Rent is due the first of the month with a four-day grace period. On the 5th of the month a $75 late fee will be charged to your account.

WHERE DO I PAY MY RENT INSTALLMENT AND UTILITIES?

You can pay online through our “Resident Login” portal by clicking “Payments,” or directly to the building management with a check or money order.

WHERE WILL MY PACKAGES GO?

USPS packages small enough to fit in the postal boxes will be delivered to your apartment’s postal box. Large USPS packages, UPS, and FedEx packages are delivered to management and can be picked up any time during office hours.

WHAT IF I LOCK MYSELF OUT OR LOSE MY KEYS?

Please contact building management to request a new set of keys or to be let in. After hours, please call the after-hours numbers. To replace all keys costs $175.

WHAT IF THERE IS AN EMERGENCY?

In case of a life-threatening emergency, please call 911. If it is a building issue or resident needing immediate assistance, please call the office phone. After business hours, this phone is forwarded to an answering service who will assist you in reaching someone who is on site.

HOW DO I SUBMIT A MAINTENANCE REQUEST?

Submit maintenance requests through the resident portal or speak to office staff for help!

WHEN DO I MOVE IN?

Move-in date is the first day of your lease. You can move in after this date, but you must notify management of your plans and make an appointment to move in later.

IS THE UNION “GREEN”?

Yes, The Union is a transit-oriented development and is targeted to be the first LEED certified residence in Corvallis, with sustainable design features that conserve resources, lower utility bills, and provide a healthy living space. The Union is pursuing LEED™ Silver Certification (Leadership in Energy and Environmental Design) through a voluntary, third party verified building rating system developed by the US Green Building Council (USGBC). Along with providing a pleasant environment for residents, one of our goals is to be a model for environmentally responsible residential living by providing ways for tenants to live greener.

IS THERE PARKING?

Yes, there is covered and uncovered parking for a monthly fee. Street parking is limited and highly regulated in the neighborhoods around College Hill. If you plan to have a car, we require residents to identify their car on their lease and strongly recommend that they park in one of the building’s three parking lots. This will eliminate the hassle associated with finding parking and issues related to getting towed. Parking spaces are reserved for paying resident. Cars without a permit will be towed at the owner’s expense.

WHERE CAN I STORE MY BIKE?

We have one locked bike storage room in the building as well as outdoor covered and uncovered bike parking in front of the ground floor apartments, near the lobby on Harrison Boulevard and along a public promenade that runs through the property.

WHAT IF MY ROOMMATE MOVES OUT?

You are not responsible for any delinquent amount owed by the roommate. In the event that you have an empty bedroom in your unit, there is always a chance that you may receive a roommate at any time. In the event that we lease that bedroom, you will be notified at least 24 hours in advance before the potential resident moves in. We make every attempt to match you based on your roommate matching profile.

HOW DOES ROOMMATE MATCHING WORK?

Since our leases are all on an individual basis, you will complete a roommate matching profile using Roomsync and have the opportunity to choose your roommates. This process is free, and remember, you will be financially separate from roommates no matter what.

HOW DO I QUALIFY TO LIVE HERE?

Complete the application to lease. Anyone of legal age, with an acceptable credit history, and an acceptable criminal history, and an income equal to three times the monthly rent will qualify. If an applicant does not qualify on his or her own, a guarantor can be used to co-sign for the lease. For more information, please refer to our “Resident Screening Criteria” which can be obtained from our leasing team.

IS THIS A PET-FRIENDLY COMMUNITY?

Yes! $300 one-time pet fee (per pet) and $25/mo pet rent (per pet) - vaccinations required.

ARE THE APARTMENTS FURNISHED?

Yes our apartments come fully furnished!

WHAT IS INCLUDED IN THE RENT?

Each rent installment includes furniture and all utilities except electricity.

DO YOU PRORATE RENT?

Our rental payments are 12 equal installments due on the first of every month. The first payment is due on the lease start date. You will not be able to receive your keys unless you have a $0.00 balance on your account

CAN I SUBLET MY ROOM?

Yes. We refer to it as a replacement of your contract because you are in fact replacing the obligated party. If you have a potential replacement in mind, you must contact building management to manage the replacement of your lease agreement. The potential replacement would need to meet the qualification guidelines and pay any applicable fees associated with leasing process. Building management can also work to help you find a replacement if the property is at full capacity and has a waitlist. However, you are ultimately responsible for your lease obligations until an approved replacement has been found. There is a $350 administrative relet fee.

CAN I RENT MORE THAN ONE BEDROOM?

Yes, each bedroom that is leased would be on a separate lease agreement. The property leases out by the bedroom but you are more than welcome to lease out an entire apartment, given that you meet the qualification guidelines set by the property.

WHAT IS AN INDIVIDUAL LEASE?

An individual lease provides each resident with their own separate lease agreement and responsibility for only their monthly rent installment and applicable utility and parking charges, if any. By signing an individual lease, you are only taking responsibility for your rent installment and lease terms and will not be held liable for any delinquent amounts owed by your roommates. As a Guarantor, you will only be responsible for the individual you wish to guarantee payment for.
